Condo, Townhouse and Small Kitchen Renovations in Waterloo

A small kitchen is not a cheap version of a big one. There is less room for error, the building often has rules about how the work happens, and a few decisions carry the whole result.

Waterloo has more small and rental kitchens than most cities its size, because of the two universities and the tech employers. Condo towers Uptown and along the ION line. Storage is the brief

In a small kitchen, the difference between frustrating and good is almost always how the storage is planned, not how many square feet you have. What consistently works:

  • Cabinets to the ceiling. The top shelf holds what you use twice a year. The alternative is a dust ledge.
  • Drawers in the base cabinets. Deep pot drawers beat a door and a fixed shelf every time.
  • A real corner solution. Blind corners swallow things. A pull-out or corner unit is worth the money when volume is scarce.
  • Appliances sized to the room. A narrower dishwasher, counter-depth fridge or slimmer range can buy back a run of counter.
  • Under-cabinet lighting. A single ceiling fixture leaves you working in your own shadow.
  • A tall pantry pull-out in a narrow gap instead of a filler panel.

Condo kitchens: the building is part of the job

Uptown condos and the newer buildings along King and the ION line mostly have linear kitchens along one wall, sometimes with a small island, and flat-panel developer cabinets. People want better storage, a real counter and a kitchen that does not look like every other unit on the floor.

The building sets the limits:

  • Approval first. Most corporations want the renovation approved before work starts, with proof of the contractor's liability insurance and WSIB coverage.
  • Hours and elevator. Noisy work is restricted to set hours, and the service elevator has to be booked and padded for deliveries and debris.
  • The plumbing stack. The sink is tied to a stack in a fixed spot. Moving it far is usually not allowed or not worth the cost. Design around it.
  • The hood. Many condo hoods recirculate or tie into the building's exhaust. You generally cannot cut a new hole through an exterior wall. The hood choice has to match what the building allows.
  • Sound. Some buildings have rules on flooring and underlay because of the unit below.

Condo townhouses

Waterloo has a lot of townhouse complexes from the 1970s and 80s, many of them condominium corporations. Inside, they are small houses: a galley or U-shaped kitchen, often with a pass-through to the dining area and a soffit above the uppers. You usually have more freedom than in a tower, but the corporation may still want to approve the work, especially anything touching shared walls, venting or plumbing. Opening the pass-through into a wider opening or a peninsula is the most common change, and whether that wall can come out gets checked like it would in any house.

Northdale and student-area houses going back to family use

A lot of the 1950s and 60s houses in Northdale and near the campuses spent decades as rentals. When one of them is bought to live in, the kitchen is usually the first thing to go. Expect cabinets that were replaced cheaply more than once, counters burned and cut, plumbing under the sink patched with whatever was on hand, and wiring that has had extra outlets added over the years without much thought.

Often the dining room was turned into a bedroom. Putting it back and opening it to the kitchen is the real project, and the small kitchen becomes a reasonable one. These are small houses, so the storage rules above apply fully.

Investor rental kitchens

Rental kitchens need to be durable, easy to repair and done on a date. That is a legitimate brief. Hard-wearing laminate or solid surface counters, plywood or good melamine boxes, standard sizes so parts can be replaced, a sink and faucet you can get parts for, and a layout that does not invite damage. Nothing precious.

The date matters most. Near the universities the window between one lease ending and the next starting can be short. What a small kitchen still costs

Less than a big one, but not in proportion. The trades still come. The counter still gets templated and fabricated. Condo logistics add time. Usually not far. Condo sinks tie into a building stack in a fixed location, and the corporation may not allow the change or it may cost more than it is worth. Most good condo kitchen designs keep the sink roughly where it is and change everything around it.
