Kitchen budgets are where most renovation conversations start, and where a lot of them go wrong. The same room can be a job of a few thousand dollars or a job well into six figures. It depends on how much you are moving and how old the house is.

So the useful question is not what a kitchen costs in Waterloo. It is which version of the job you are buying. There are four:

  • Surface. New doors or a refinish, a new counter, backsplash, hardware and lighting. Nothing moves.

What pushes a Waterloo kitchen quote up

The age of the house. This is the biggest hidden factor. The same cabinets, the same quartz and the same tile cost more to install in a 1920s Mary-Allen house than in a 2010s Vista Hills house. Plaster is slower to remove than drywall. Old wiring and galvanized supply lines in the room have to be dealt with. Floors need levelling. Nothing is square.

A wall coming out. A partition wall is a small line. A load-bearing wall is a beam, posts, a structural design, a permit and finish repair across a wider area. In a backsplit, a stair or a heat run in that wall adds to it. Find out which you have before you set a budget.

Moving plumbing. Drains need fall and a vent. Over an open basement ceiling in Beechwood or Laurelwood it is manageable. Over a finished basement, or in a rear addition on a shallow foundation in an older house, it is a bigger job. If there is a softener, the drinking water bypass has to move with the sink.

Cabinet specification. Usually the biggest single line. The gap between stock, semi-custom and custom is the widest gap in the whole project. Box material, door style, finish, drawer hardware and interior fittings all move it. This is where you have the most control.

Counter material and layout. Material moves the price more than square footage. So do seams, edge profile, cutouts and any overhang that needs steel support.

The electrical panel. A small panel that is already full in a 1960s house may need replacing to support a modern kitchen. That cost has nothing to do with how nice the cabinets are.

The hood. A kitchen that never had a real exterior duct, or a new cooktop in an island, needs a duct run. In a condo, the building decides what is possible.

Condo logistics. Restricted hours, elevator bookings, debris rules and approvals all add time, and time is labour.

Rural and village houses. Out-of-square walls and sloping floors in Wellesley or St. Jacobs farmhouses take more fitting time. Private wells and septic need checking before a sink moves. Travel is built into the quote up front.

What brings a quote down

Keep the layout. If the sink, range and fridge stay put, most of the plumbing and a good part of the electrical come off the quote.

Keep sound boxes. In 1990s oak kitchens and newer builder kitchens the boxes are often fine. Refacing removes the largest line on the quote.

Lock the scope before ordering. A change after the cabinets are ordered costs twice: once for the change, once in the schedule.

Do it in one project. Counters, cabinets, floor and backsplash together cost less than four separate jobs over three years, because each one carries its own setup and protection.

Trade down on materials, not on the basics. A simpler door style, a quieter quartz or a square edge saves real money without changing how the kitchen works. Skipping levelling or electrical saves less and costs more later.

Set a contingency on purpose

Kitchens go over budget more than any other room. It is almost never the tile. It is the structural wall, the full panel, the drain in the soffit, the old flooring layers, the rot under the sink base, and the change of mind in week four. Set money aside for that deliberately, on top of the quote. Make it bigger in an older house than a newer one, because more of it has never been seen.

How to compare quotes

Get more than one. Then check whether they are actually quoting the same thing:

  • Is the scope broken out line by line? One number for a kitchen cannot be compared to anything.
  • What cabinet line and box construction? The same cabinet allowance can buy very different boxes.
  • Counter material, thickness, edge and who templates it?
  • Are permits included, and whose name is on them?
  • Is the electrical work done under an ESA permit?
  • Who removes the old kitchen, and is the bin included?
  • Does the payment schedule follow completed work? A large deposit before anything is ordered deserves a question.
  • Is the cabinet lead time in writing? It decides when you get your kitchen back.
  • Liability insurance and WSIB coverage. Ask everyone, including us.
